20200102 - Items to add to supplements

Hi all, 

I hope everyone's new year is off to a wonderful start!

Vlad & I talked today about some potential items to start adding to our supplements, which I wanted to share with you:

1) Flashing - Sill flashing - moldable tape: Please add this whenever siding is being replaced. The purpose of this item is to add a tape/seal around any openings (doors, windows, etc) on the siding. A potential note might say: "Table R402.4.1.1 of the IECC states that the space between window/door jambs and framing and skylights and framing shall be sealed. This flashing tape is required by code around any opening. Documentation attached."

2) Valley metal: If you can see the valley metal in photos, definitely include it in the supplement. Even if you cannot see it, though, this could be a good "fluff" item to add (e.g., something to have in the supplement but not negotiate hard for -- sort of like what we do with residential supervision, final cleaning on roofs, etc). However, if the supplement is already big (or if it's going to one of the larger insurance companies), don't include it as a fluff item.

3) Saddle or cricket: We have Wayne to thank for resurrecting this one! Similar to #2 above, if you see actual damage to the cricket (e.g., it's been flattened in some way, etc), please include it in the supplement. Even if you cannot see damage, though, this might be a good fluff item to have. However, if the supplement is already big (or if it's going to one of the larger insurance companies), don't include it as a fluff item.

4) Seal & paint trim -- two coats: Please include this one to paint the drip edge.

5) Prime & paint gutter/downspout: If the gutters and/or downspouts are being R&R, please include this one.

6) Aluminum siding (.019 vs .024): If you have an SOL where insurance is paying to R&R aluminum siding with .019 thickness, here is our current course of action:

Remove aluminum siding .019
Replace aluminum siding .024
Add fanfold insulation

Please see attached screenshot for an example (items highlighted in blue).

7) Walls Lite reports (EagleView): This is just a note to say that whenever we use an EV Walls Lite report, please remember to estimate & subtract any openings (e.g., windows, doors) from the siding measurements provided. Then, please document your calculations in the supplement (see Item 27 in the attached screenshot for an example). 

8) What to do when insurance isn't paying for siding on all four elevations: As I'm sure you've seen, there are times when insurance is paying to replace siding on only 1, 2, or 3 of the 4 elevations. When this happens (as you know), we usually ask the Acct Manager to ask the client if there was any damage to the elevation(s) not covered, or if the elevation(s) not covered must be replaced in order to match the new siding on the covered elevations. In addition, though, Code R703.2 Water-resistive barrier states that "where joints occur, felt shall be lapped not less than 6 inches." In other words, where the paid-for elevation meets the not-paid-for elevation, house wrap must be placed at least 6 inches into the not-paid-for elevation. (I hope I explained that well...but probably not haha...) In this case, it might be good to call the City or Village to ask if all four sides must be replaced, due to this requirement (or to ask the AM to call).
